Let’s face it even A+ credit buyers are having trouble getting financed in this market. The new definition of a bank quickly becoming ‘a place that will loan you money as long as you can prove you don’t need it’. That’s exactly why if you want to buy a property or sell your property in this market you need to think outside the box.

There are more and more properties both new and resale being sold with a lease purchase option, some advertised and some not. We have quite a few in our network and most have a low down payment. Lease options can be a great way to go if there are only a few small dings on your credit that can be taken care of in the next 12-24 months, but it does limit your selection of homes especially if you plan on staying there for a few years.

One thing that I do different from most agents, is that I work with a group of private investors that will finance the purchase. This gives you the option to choose from any home on the market instead of just the homes that are marketed as lease purchase. If you are going to buy a home, you might as well find the home that fits your needs.
