House/10 acres barn out buildings (Bethany, MO) $65000 4bd

My friend’s land/house is in the country about 8 miles west of Bethany off of Hwy F. The house is in great condition but it is Amish and does not have indoor plumbing or electric. I know electric and plumbing contractors that are reliable and competent and could do excellent work for a reasonable price. It would even be conceivable to have that done as a condition of closing. It has the most beautiful hardwood floor I have ever seen and it is Amish built so the construction is exceptional. They are planning on setting a water meter at the house fairly shortly but in the house currently has water from a well and one of the ponds. The house sits on 80 acres and they are asking $170000 for all 80 acres and the house or they will separate out the house with 10 acres for $65,000.
